The Embassy of Brazil in Ankara is looking for long-term rental property(ies), preferably in the same structure, in Çankaya or Oran with the following characteristics:
a) Dimension of offices installations: at least 680 m2;
b) Dimension of residential installations: at least 500 m2;
c) Internal parking: for at least 3 vehicles;
d) Monthly payment: maximum USD 17.000,00 for both installations, in case of separate structures.
The property(ies) will be used as diplomatic representation of the Federative Republic of Brazil and as the Official Residence of the Brazilian Ambassador. The following clauses will be mandatory on the contract:
1. Diplomatic clause: allowing the rescission of the contract, free of all penalties charges and with no prior notice for the lessee, in the event of suspension or end of diplomatic relations between Brazil and Türkiye. If there is a guarantee deposit stipulated in the contract, it must be fully returned, within a reasonable time, to the lessee, as well as the amount paid in advance for the rent of the property;
2. Termination clause: allowing the lessee to terminate the contract free of any penalty charges, provided there is a prior notice of 60 days; If there is a guarantee deposit stipulated in the contract, it must be fully returned, within a reasonable time, to the lessee, as well as the amount paid in advance for the rent of the property;
3. Immediate termination of the contract: if at any time the property presents a serious structural failure that compromises the structure of the construction, preventing the regular use of the property, including those damages caused by force majeure and fortuity. In any situation above, if there is a guarantee deposit stipulated in the contract, it must be fully returned, within a reasonable time, to the lessee, as well as the amount paid in advance for the rent of the property. An insurance policy covering total or partial destruction of the property by force majeure or fortuitous events is recommended to the lessor.
4. If the property presents a non-serious failure in its structure that affects or otherwise hinders the regular use of the property, the rental contract and the monthly payments will be suspend until fully repaired, with all costs paid by the lessor.
5. The lease agreement will be signed for a fixed term, with no automatic renewal.
Answers must be sent no later than 23:59 on 27 March 2023 to administ.ancara@itamaraty.gov.br and must also contain answers to the following items:
i) Location and year of construction;
ii) Total area of the property (please mention constructed area and total area in sqm, if possible);
iii) Number of floors, including basement and parking/storage areas.
iv) Total number of rooms, bathrooms, and other spaces as meeting rooms, kitchen and storage;
v) Number of parking spaces.
vi) Other facilities (swimming pool, sauna, gardens, closed parking, security guardhouses).
vii) Infrastructure available (please mention generator, elevator, heating system, air conditioning, water tank, garden irrigation system, security and surveillance system, fiber optic internet).
viii) Monthly rental price.
xi) Other permanent and mandatory costs such as condominium fees, estate taxes or mandatory expenses for cleaning common areas.
x) Real estate agent or real estate leasing company fee;
xi) Guarantee deposit requirement.
